This modern, yet cozy, Airbnb gives you the full Knoxville experience only a few steps out your door. While you will be within walking distance from nearly all that our treasured city has to offer, you may be tempted to stay inside your whole trip with how cozy and relaxing our place is. Between the historic and vibrant culture of Knoxville, and the wonderful atmosphere of our place this is "As Good as it Gets"

Good to know

We have an open living area with an island between the main area and the kitchen. Our Kitchen is fully stocked with all your cooking necessities and is well stocked with coffee for your daily caffeine fix. Both bedrooms have blackout curtains so you can get a full nights rest on our pillow-top mattresses. You will also feel safe and secure knowing our locks are state of the art and cameras are watching the outside of the property 24/7. Please note that there are two twin 4in. folding memory foam mattresses. These are stored in the closet and allow for a total of six guests to stay. Please do not book if you are uncomfortable with sleeping on a fold up memory foam mattress.

Other Details to Note

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am. - For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- You may not book if you live locally without asking for permission and letting us know why you need a place in town. - Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave. - THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES! - Please do not bring glitter, confetti, or anything like that to any of our properties. - Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason. - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 3:00PM until 11:00PM and Check-out is before 11:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.

Accessibility

Neighborhood

We are 500 feet from one of Knoxville's coolest venues, the Mill and Mine. They are a concert venue that has had many famous artists play throughout the years. You are also walking distance from all of downtown and the old city. If night life is your thing you only need to walk a few hundred feet and your options are limitless. However, you are still far enough away where the sounds of Knoxville won't keep you up all night.

As Good as It Gets is Top Notch! Clean, perfect size, beds comfortable - woke up every morning feeling like I was in my own home. Perfect location - walking distance to Old City & Downtown! Price was right! Safe and secure! Central to everything! Waaaaaay better than staying in hotel! Parking everywhere and yes, you have to pay for parking, but 24-hour lot rates are still cheaper than hotel parking charges. As a host, Blake is super friendly. He is extremely helpful and responsive to any inquiry. Check-in/Check-out process easy. Super pleased with whole experience and great value for the three days stay! Hope to stay there again at some point.

Blake’s place was top notch. Very clean, extra pillows and blankets. Easy check in. The unit is beautiful. Everything downtown on Gay St. was walkable. Bus stop was less than a block away. There is a train track very close, but was a mild inconvenience due to price and location of apartment. Blake was quick to respond to my questions. I would definitely recommend Blake’s place.

Find us

There are numerous bus routes all around the downtown area. Most of your getting around can be done on foot or a five minute Uber ride. There are also scooters you can pay to use all around downtown.
